Commercial Property

From the 1st of January 2009 all commercial property that is sold or leased (upon renewal of lease) must have a Building Energy Rating (BER) certificate.

From the 1st of July 2008 all new commercial property constructed will require a BER certificate.

 

Who can assess a commercial property for BER certification?

How is the BER for a commercial property calculated?

In order to calculate the BER for a commercial property we will require a variety of information about the building including,

  • The dimensions and orientation of a building.
  • Glazing details.
  • Heating, ventilation and cooling systems.
  • Lighting systems.
  • Building usage.
  • Control systems.

 

This information along with various other elements will allow us to calculate the BER for a commercial building. 

 

What else do we supply with the BER certificate?

Along with BER certificate the client will also be provided with an Advisory Report. This report will contain a list of recommendations for the improvement of the energy performance of a building and their respective potential impact on the Carbon emission rate of the building. These recommendations are grouped into sub-sections which include short-term payback, medium-term payback and long-term payback.

A Compliance Report will also accompany the BER certificate. This document will form part of the submissions by designers to the Building Control to demonstrate compliance with building regulations. e.g. Building Regulations Part L - Heating and Ventilation.
