From the 1st of January 2009 all existing homes that are sold or leased (upon renewal of lease) will require a Building Energy Rating (BER) certificate.

How will a BER for an existing property be calculated?

In order to calculate the BER for an existing property a member of our team will carry out a detailed survey of the property. Using the information gained during the survey the BER for the property will be calculated. This will include,

  • The size geometry and exposure of the building.
  • The materials used in the construction of a property.
  • The ventilation characteristics of a property.
  • The heating system used.
  • The quantity and orientation of glazing.
  • The type of fuel used.
  • Any renewable or alternative energy sources within the property.

 

How long is a BER certificate valid for?

A BER certificate is valid for 10 years from date of issue.

 

What is an Advisory Report?

An advisory report will accompany a BER certificate. This will include a list of suggested improvments that can be made by the owner of a property. These improvements will allow the property owner to reduce annual fuel bills for a property.
