Since the 1st of January 2007 all new homes for which planning permission has been applied for must have a Building Energy Rating (BER) Certificate.

How is a BER calculated?

A BER for a property is calculated using following details of a property,

  • Size, geometry and exposure of a property.
  • Materials used in the construction of a property.
  • The ventilation characteristics of a property.
  • The heating system used.
  • Quantity and orientation of glazing.
  • The type of fuel used.
  • Renewable or alternative energy sources used.

 

How long does a BER certificate last?

A BER certificate is valid for 10 years.

A provisional certificate is required if you are selling a property off plans. A provisional certificate is valid for 2 years.

 

How much does it cost?

We typically charge €300 + €25(SEI fee) + VAT for the provision of a BER certificate.

 

What is an Advisory Report?

All BER certificates are accompanied by an Advisory Report. This report will include a list of suggested improvements that can be made by the owner of a property. This will allow the property owner to improve the rating the property achieves and hence increase the value of a property.
